
Sunway City Kuala Lumpur, 6 October 2026 – Sunway Ipoh Mall is 80% leased, signalling strong interest in a market for quality Tier 1 retail space in Perak. The RM1 billion development spans 1.2 million sq. ft. of net lettable area (NLA) with four retail floors and 400 shops, including 100 brands marking their first presence in Perak.
Sunway Malls unveils 25 brands joining Sunway Ipoh Mall, including seven anchor tenants and nine brands making their Perak debut, expanding the range of leisure and lifestyle choices for the state.
The line-up features MUJI, LC Waikiki, TopTen10, Brands Outlet, Decathlon, Estée Lauder Companies, Harvey Norman, HOOGA, JD Sports, L’Oréal Group, MAP Active, Neonest, Padini, Panda Eyes, Popular, The Parenthood, Valiram Group, and UNIQLO, which will bring its largest store in Perak to Sunway Ipoh Mall.

Anchor tenants include Parkson Elite, Village Grocer, TGV Cinemas, Mr. D.I.Y. Plus, Sunway Ice Rink, Sunway Ipoh Exhibition Centre, and Sunway Megalanes.

Sunway Malls enters this next phase of expansion from a strong operating position while maintaining 98% occupancy rate across the 11-mall portfolio as compared with the national average of 79%. In the first half of 2026, the mall group records 5% year-on-year sales growth, ahead of the industry’s 3.1%.

Together, Sunway Carnival Mall in Penang and the upcoming Sunway Ipoh Mall account for 22% of Sunway Malls’ portfolio, strengthening the group’s reach across Northern Malaysia. Sunway Ipoh Mall extends this presence into Perak while creating a new platform for retailers seeking quality Tier 1 space in the region.
Sunway Ipoh Mall forms a key part of the 1,350-acre Sunway City Ipoh integrated township, which brings together tourism, hospitality, healthcare, education, residential and commercial components. Existing developments include Lost World of Tambun Theme Park, The Banjaran Hotsprings Retreat, Sunway Medical Centre Ipoh and Sunway College Ipoh, alongside upcoming developments including Sunway University, a new hotel and convention centre.
The township currently carries RM2 billion in gross development value, with a further RM4 billion planned over the next 10 to 15 years.
Located approximately five minutes from the North-South Expressway via the Tambun exit, Sunway Ipoh Mall is positioned as a new-generation R&R destination for interstate travellers, extending the traditional stopover experience with retail, dining, entertainment and leisure.
Its retail and leisure proposition includes Perak’s first ice-skating rink, a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with approximately 1,500 seats. The mall also features the Gourmet Garden, which brings together indoor and outdoor dining amid greenery and views inspired by Tambun’s limestone landscape.
With 2,950 parking bays, including 100 EV charging bays, Sunway Ipoh Mall is designed to complement the broader tourism and leisure ecosystem within Sunway City Ipoh while creating a new platform for retailers and business partners to participate in the growth of Perak’s consumer and visitor economy.
As of September 2026, 435 shops covering a combined 850,000 sq. ft. of retail space across Sunway Malls has undergone upgrades or renovations, reflecting the group’s continued focus on refreshing its existing assets alongside its development pipeline.
Sunway Malls currently owns and manages 11 malls, with five more in the pipeline over the next three years, bringing its portfolio to 16 malls. Its growth strategy centres on the refurbishment of existing retail space, deeper business partnerships and organic growth through new developments.
